Important Cancellation Information:
Consider Travel Insurance:
We strongly recommend travel insurance, as the we are unable to cover cancellations that fall within our cancellation policies.
24-Hour Grace Period:
Cancel within 24 hours of booking (if more than 72 hours before arrival) for a full refund. After this period, the applicable cancellation policy applies.
As a small inn, cancellations can be tough to rebook last-minute, but we truly appreciate your understanding and support!
Wildfire Smoke and Air Quality Policy:
Our Setting
Wildfire season is a natural part of life in the Cascade Mountains. From late summer into early fall, smoke and haze can occasionally affect air quality in Leavenworth.
No Refunds or Cancellations for Smoke
Because wildfire smoke is a common and recurring event in our region—and something we cannot control—we do not offer refunds, date changes, or credits for stays affected by smoke, air-quality advisories, or similar conditions. We encourage all guests to plan accordingly when booking during peak wildfire months.

Check-in and Check out
We kindly ask you to plan your check-in for 4 pm to ensure our team has plenty of time to prepare your room just right. While we strive to accommodate early check-in requests, please understand it might not always be possible.
Checkout is at 11am.
We are a completely contactless check in and checkout facility. You will receive a unique door code that allows you entrance to your room.
Cleaning and Turnovers:
As a small Inn we are unable to do daily turnovers due to staffing limitations. If you are staying with us and would like to request a turnover, we will do our best to accommodate it and charge a $25 fee. We will provide extra towels on request.
Parking at the Inn
There is 1 available parking space per room at the Inn. Please park respectfully so every guest has a place to park. We can sometimes allow an extra vehicle if we are notified ahead of time with an extra fee of $25/night.
Booking
Payment will be collected at the time of booking.Guests must be 21 years old and present to book a room, and they must present a valid government-issued ID at the time of booking. All requests to reserve a room must include the first and last names of all adults occupying the room and a valid credit card to guarantee arrival.
Dog-Friendly Hotel in Leavenworth
We love welcoming your furry friends! At the All Seasons River Inn, we are proud to be a dog-friendly destination. For the comfort and convenience of all our guests, we kindly ask that you inform us when you’ll be bringing your pet. We have specific dog friendly rooms (located on the lower level of the Inn).

Pet Policy:
- A fee of $25per night will apply + applicable taxes. Only 1 dog allowed.
- Please ensure your pet is well-behaved and supervised at all times and on leash if on property grounds.
- Please use the provided pet area to relieve your pet.
- Pets are to be crated when alone in the room.
- Pets may not sleep on the bed or furniture, but rather on their own blanket.
- Guest is responsible for:
+ cleaning up after their pet.
+ damages done to the room by their pet
+ complaint resolution costs caused by your pet
1. Pet Responsibility
The pet owner is fully responsible for the behavior, actions, and conduct of their pet(s) at all times while on the premises.Pets must be kept under control and on a leash or in an appropriate carrier when outside of the guest room.Guests are responsible for cleaning up after their pet and properly disposing of waste in designated bins.
2. Liability for Injuries or Damages
The pet owner agrees to be financially responsible for any damage caused by their pet, whether to Inn property, other guests, or any other individual, including but not limited to personal injury, property damage, or injury to other pets.The pet owner agrees to indemnify and hold the Inn and Managers harmless from any claims, actions, damages, liabilities, or expenses (including attorney fees) arising from their pet's behavior, actions, or injuries sustained by their pet.
3. Pet Injuries
The Inn is not responsible for any injuries or accidents that may occur to the pet during the stay, including but not limited to accidents on property, contact with other animals, or any injuries occurring inside the guest room.Pet owners are encouraged to ensure their pets are adequately supervised, and any injury claims must be directed to the pet owner’s personal insurance or veterinarian.
4. Health and Behavior
All pets must be up-to-date on vaccinations and flea/tick prevention. Proof of vaccination may be requested upon check-in.Pets with aggressive behavior or excessive noise (e.g., constant barking) are not permitted. The All Seasons River Inn reserves the right to request the removal of a pet that is disruptive or poses a safety concern.
5. Pet Insurance
Guests are encouraged to have pet insurance to cover any medical expenses or damages that may arise due to their pet’s actions or health concerns during their stay.
Pricing
We implement dynamic pricing for our property and it varies based on seasonality and demand, and they are subject to change.All rooms are subject to state and local taxes.
Winter Travel Advisory & Cancellation Policy
Leavenworth may experience road closures during the winter. If Stevens, Snoqualmie, and Blewett passes are all closed at the same time-either indefinitely or with a reopening time after 4:00 pm-we will review your reservation daily and waive cancellation penalties for each individually impacted night. We advise all guest purchase travel insurance if traveling in the winter.
Guests
We love to travel with friends too! When booking, keep maximum occupancy rules in mind- two people max for rooms with a single bed. We have limited parking for guests only.
Damages & Fees
We understand, accidents may happen. We kindly ask that you notify us of any accidents or damages that occur during your stay. Our housekeeping will try to remediate any damages in house, but depending on the extent of the damages (stained linens, etc) charges may incur. This includes amenity spaces and common areas.
Smoking is not permitted anywhere indoors or outdoors on our property. If found in violation, you are subject to a fine of $500. This includes outdoor. We take smoking very seriously due to the wildfire risk.
Quiet Hours
All our guests are asked to respect the property and privacy of the neighbors and to not make any excessive noise between the hours of 10:00 PM and 8:00 AM. This rule is applied as per the law so any late and loud partying is not permitted. This includes our outdoor courtyards and common areas. Please be courteous to the rooms surrounding these spaces and keep noise to a minimum.
Guests will be responsible for refunds given to other guests if found in violation of our quiet hours.
Damages/Loss -
I accept personal liability for any damages or loss and authorize the hotel to charge my credit card. All Seasons River Inn is not liable for vehicle or item loss, theft, or damage.
Complaints from other guests:
All Seasons River Inn may charge my credit card for damages caused by excessive noise or disturbances by me or my guests, including reimbursing the Inn for refunds given to other guests due to their complaints.
ADA Compliance + Special Assistance
Our hotel does not have any onsite front desk agent and is entirely self check-in.
The All Seasons River Inn strives to provide accessibility services and accommodations to help all of our guests who may have additional needs or requirements. Our commitment to accessibility is a focus of our hospitality and ensures that all individuals can experience our extraordinary accommodations. Due to the physical layout of our Inn, our property is not ADA accessible. All guests booking our hotel will need to be able to easily use stairs. Guests will be required to use stairwells of 2-20 steps .

We collect information only in a manner deemed reasonably necessary to serve our business purposes and comply with our legal obligations. On our Website we do not collect personally identifiable information from Customers unless they provide it to us voluntarily and knowingly. When you reserve a room with us we will capture information such as name, address, telephone number, e-mail address, and credit card number to process your reservation. The primary purpose of capturing your e-mail address when you make a reservation with us is to send you a reservation confirmation. We safeguard our Customers’ personally identifiable information by using industry standard practices.
Guest information may be shared with trusted third-party service providers (such as reservation systems, payment processors, or communication platforms) solely for operational purposes. All Seasons River Inn does not sell or rent guest personal information. Use of personal information is subject to applicable privacy laws and our Privacy Policy.
Riverfront, Outdoor & Seasonal Conditions
All Seasons River Inn is located in a riverfront and mountain environment that is subject to natural and seasonal conditions, including but not limited to changing water levels, strong river currents, cold water temperatures, slippery or uneven surfaces, wildlife, falling branches, snow, ice, freezing temperatures, reduced daylight, icy walkways, snow accumulation, and rapidly changing weather conditions.
Guests acknowledge that these natural and seasonal conditions present inherent risks, which may exist despite reasonable maintenance, snow and ice removal efforts, or safety precautions taken by the inn. Guests assume full responsibility for their own safety and the safety of all members of their party while using or accessing the riverfront, shoreline, decks, walkways, stairs, parking areas, and all outdoor areas of the property.
Swimming, wading, or entering the river is done entirely at the guest’s own risk. All Seasons River Inn does not provide lifeguard services or water safety supervision. Children and pets must be supervised at all times while outdoors or near the river.
Guests are responsible for monitoring weather forecasts, road and travel conditions, and applicable advisories, and for ensuring appropriate footwear, clothing, and vehicle equipment during winter or inclement weather. All Seasons River Inn is not responsible for injuries, accidents, vehicle issues, delays, or disruptions caused by weather conditions, road closures, chain requirements, power outages, or other events beyond our reasonable control.
To the fullest extent permitted by law, All Seasons River Inn shall not be liable for any injury, loss, damage, or death arising from or related to river access, outdoor use, or seasonal conditions, except where caused by gross negligence or willful misconduct as defined by applicable law.
Dispute Resolution / Guest Issues
Any concerns, complaints, or disputes arising from a guest’s stay must be brought to the attention of All Seasons River Inn as soon as reasonably possible during the stay so that we may attempt to resolve the matter promptly. Guests agree to allow All Seasons River Inn a reasonable opportunity to investigate and address any issue before pursuing external remedies, including but not limited to chargebacks, online reviews, or legal action.
Any dispute that cannot be resolved informally shall be governed by the laws of the State of Washington. Venue for any legal action shall lie exclusively in Chelan County, Washington, unless otherwise required by law.
By making a reservation, guests consent to the collection and use of personal information necessary to complete and manage their booking, process payments, communicate regarding their stay, and comply with applicable legal and regulatory requirements.

All Seasons River Inn is not responsible for loss, theft, or damage to personal property, vehicles, or belongings of guests or visitors, whether occurring in guest rooms, common areas, parking areas, or outdoor spaces, except where required by law.
To the fullest extent permitted by law, guests assume responsibility for their stay and agree that All Seasons River Inn shall not be liable for any injury, loss, or damage arising from conditions outside the inn’s reasonable control, except where caused by gross negligence or willful misconduct as defined by applicable law.
Force Majeure
All Seasons River Inn shall not be liable for any failure or delay in performance caused by events beyond its reasonable control, including but not limited to acts of God, extreme weather, flooding, wildfire smoke, fire, power outages, government orders, labor disputes, pandemics, or other emergencies (“Force Majeure Events”).
In the event of a Force Majeure Event, reservations may be modified, credited, or canceled at the sole discretion of All Seasons River Inn, subject to applicable laws and insurance limitations.
Third-Party Rights
These Terms & Conditions are entered into solely between the guest and All Seasons River Inn. No third party shall have any rights to enforce any provision of these Terms & Conditions.
Waiver
Failure by All Seasons River Inn to enforce any provision of these Terms & Conditions shall not be deemed a waiver of such provision or any other provision. Any waiver must be expressly stated in writing to be effective.
Severability
If any provision of these Terms & Conditions is found to be invalid, illegal, or unenforceable, the remaining provisions shall continue in full force and effect.
